ACCOMMODATION :
Large farmhouse kitchen is fully equipped and has a large dining table.
A door leads to the main patio and the kitchen also opens directly onto the sitting room.
There is also a study, utility room off the kitchen as well as a separate laundry room.
There are two double and two twin bedrooms; two with bathrooms with full size baths and shower attachments on the taps. The other two have excellent showers and they all also have double basins, and w.c. The bathrooms are all newly fitted to a very high standard.
Oak beams and stone walls feature throughout the property.
FACILITIES :
Facilities include Cooker, Microwave, Dishwasher, Fridge, Freezer, Washer and Drier, TV, Video, Stereo system
There is central heating for winter lets. Logs for the fire are extra.
EXTERIOR :
Outside is a large lawned area with a large fenced pool (13 x 6 metres) complete with sunbeds. There is a large terrace off the kitchen with table and chairs for outside eating. The terrace has magnificent view over open countryside as well as overlooking the swimming pool. Barbecue, table tennis. 4 mountain bikes,. badminton, boules.
The whole property is 30 acres mainly of open grassland. In the surrounding woods are miles of walks and bike rides. The area is a haven for wildlife and many species of birds are found in the neighbourhood as well as wild boar and Deer.

LOCATION :
We are in the heart of some of the finest Chateaux vineyards in the world, enjoying the best of Bordeaux, Medoc and St. Emilion to the west, and Cotes de Duras, Bergerac and Monbazillac to the south and east. One hour's drive from Bordeaux International airport, with Paris accessible by air (1 hour) and TGV high-speed rail (3 hours). The area enjoys a temperate climate with low rainfall and high temperatures (average 25C in August), with a long warm season from April to November.
The region is abundant with interest, including the pre-historic caves, the numerous fortified Bastides dating from the 100 years war with their colourful weekly markets full of delicious local produce, or experience the many activities such as first-class golf courses, leisure lakes, canoeing, windsurfing, sailing, tennis, horse-riding, and much more.
Nearest Village is St. Méard de Gurçon 5 mins drive away. Here you will find shops to cater for all basic needs, bread groceries, chemist bar, 2 restaurants and filling station. Nearest towns are Montpon and Ste. Foy La Grande 15 mins both these towns have many restaurants hotels bars and hypermarkets. Ste.

PLACES TO VISIT :
Foy La Grande is particularly attractive being situated on the Dordogne river it is a 13C Bastide town centred around an old market square. The Saturday market here is well worth a visit. The famous wine centre of ST EMILION is 30 mins away. Bordeaux is about 60 mins .There are many vineyards nearby both in the Bordeaux and Bergerac wine regions. This is in fact a wine lover's paradise Sauternes, Medoc, Pommerol, Fronsac, are all within an easy drive of the property. The magnificent Chateau Vigiers (30 Minutes drive) has a superb golf course as well as excellent restaurants and a health club.
